Services
Defined scopes, clear deliverables.
Data centre site selection, power assessment and development coordination for AI and compute projects in Canada. Work is commissioned as a defined scope with an agreed fee and a clear deliverable.
What we do
-
For capacity seekers
Compute requirements and option assessment
Clarify workload, capacity, location and timing requirements to guide infrastructure decisions. Final technical scope is agreed for each assignment.
You receive: a requirements brief and an initial view of the options worth pursuing.
-
For capacity seekers and developers
Site and regional assessment
Compare potential data centre locations against power, connectivity, land suitability, cooling needs, approvals and delivery timing.
You receive: a comparison of candidate regions or sites with the evidence behind each rating and the gaps that remain.
-
For energy and asset owners
Asset readiness
Assess an existing property, generation asset or industrial site for data centre development, identify information gaps and required studies, and outline next steps.
You receive: a readiness assessment and a preparation plan you can put in front of prospective operators.
-
For any client advancing a candidate
Diligence and development coordination
Coordinate specialist input, preliminary utility and municipal enquiries, engagement planning, risk assessment and next-stage budgets.
You receive: a coordinated diligence record, a risk register and a budget and schedule for the next stage.
Three development pathways
Compute capacity in Canada tends to arrive by one of three routes, each with a different risk profile and timeline. We apply the services above to the route that fits the opportunity.
Existing capacity and industrial reuse
Existing facilities and industrial assets with electrical infrastructure in place, assessed for a credible conversion or expansion.
Phased development
Sites where an initial phase could proceed with the power available now, with a credible path to additional power and land.
Generation-linked development
Opportunities to develop energy supply and compute together over a longer horizon.
What we assess
Every candidate is examined against the same questions, and every finding is recorded as confirmed, owner-reported or outstanding. The aim is to know early which answers exist, which can be obtained, and which will decide the outcome.
Power availability
Installed capacity, dependable output, existing commitments, and the power actually available to a new customer. These are four different numbers.
Connection pathway
The evidenced route to energisation: utility process, studies, upgrade requirements and timing. Proximity to a line or substation is a starting point only.
Cost
Delivered electricity cost, required infrastructure upgrades and site preparation.
Land and approvals
Zoning and permitted uses, tenure, servicing, and the municipal and provincial approvals path.
Physical constraints
Contamination, flood and wildfire exposure, access, and room to expand.
Connectivity
Fibre routes, carrier diversity and latency to the markets that matter.
Cooling and water
Climate, water availability and licensing, and the constraints they place on facility design.
Indigenous rights and participation
Early engagement with rights holders, and exploration of partnership or equity participation where a Nation is interested.
Delivery timing
The realistic sequence from today to energised capacity, and what drives it.
These are assessment questions and coordination tasks. Engineering, legal, environmental and real estate work is undertaken by qualified specialists. InGated defines the questions, coordinates the work and keeps the assessment coherent.
