For energy and asset owners

Could your asset support compute development?

We research Canadian energy and infrastructure assets that could support future data centre and compute capacity. If we have contacted you, it is because your asset appears relevant to that research, and we want to understand whether a closer look is worthwhile for both of us.

Why we are in touch

When we contact you, we state whether we are conducting independent research or acting on a specific client assignment.

Most first conversations are exploratory. They help you understand how compute developers look at an asset like yours, and help us understand whether it fits the opportunities we are assessing.

Assets that interest us

  • Existing or planned generation assets
  • Industrial properties with electrical infrastructure in place, including former mills, plants and smelters
  • Development land with a credible power and connectivity pathway
  • Opportunities to develop power and compute together

What we can help you understand

  • Whether the asset is potentially suitable for compute development
  • What information is missing, and how to obtain it
  • The development constraints that matter most
  • Likely next steps and their sequence
  • How to prepare the opportunity for prospective operators

What helps at first

General information is enough to start. "Unknown" is a useful answer at this stage.

  • 01General location
  • 02Asset type
  • 03Ownership or control
  • 04Indicative power information
  • 05Current use
  • 06Your timing

What happens after you respond

  1. Introductory conversation

A conversation and a brief review of readily available information. No cost.

  2. Information sharing terms

If both sides want to continue, we agree confidentiality terms before any detailed disclosure.

  3. Scoped assessment

If a closer look is warranted, we agree a written scope, deliverable and fee.

  4. Specialist and utility enquiries

Specialist input, utility enquiries and development coordination proceed under the agreed scope.

First Nations and Indigenous development corporations

Early engagement, on the Nation's terms

Nations hold rights and interests that extend well beyond ownership of an asset, and many are developing energy projects of their own. We approach these conversations early and directly, and follow the Nation's process and timeline.

Where a Nation is interested, we can help assess opportunities on its lands or linked to its energy projects, and support discussions with prospective operators about partnership or equity participation. Where a project elsewhere may affect a Nation's rights and interests, we plan for early engagement from the start of our work.

Confidentiality and the commercial relationship

Can we have an initial discussion before sharing sensitive information?

Yes. The first conversation uses general information only: location, asset type and what you already know. Nothing confidential is needed to decide whether a closer look is worthwhile.

Can an NDA be arranged?

Yes. We agree confidentiality terms before any detailed or confidential disclosure. We can work from your template or ours.

Will you circulate our asset information to other parties?

Not without your written permission. Identifiable information about your asset is not shared with prospective operators, investors or anyone else unless you agree to it first.

Does discussing an asset create an exclusive relationship?

No. A conversation creates no exclusivity or obligation for either side.

When does a conversation become a paid assignment?

Only when we agree a written scope and fee. The introductory conversation, including a brief review of readily available information, is at no cost. Detailed assessment, specialist coordination and utility enquiries are scoped and agreed in advance.

Who is InGated acting for?

We tell you at the outset. Either we are conducting our own independent research, or we are acting on a client assignment. If we are acting for a client, we say so, and whether we are able to name them.

Are you a buyer or a broker?

Neither. InGated does not buy or sell property and is not a real estate brokerage. Any transaction would be negotiated between the parties with their own licensed advisors.

Discuss an energy or infrastructure asset

Tell us what you can about the asset: general location, type, ownership, indicative power information, current use and timing. Unknown answers are fine.
