About InGated
Focused on one problem.
InGated is a Canadian advisory practice focused on finding and preparing sites where new compute capacity can be delivered. We are based in British Columbia and work across Canada.
The experience behind the practice
InGated brings two complementary capabilities to every assignment.
-
Capital planning and development
Capital planning for large institutional campuses: site master planning, capital prioritization, and the siting and routing of new energy infrastructure. Property development from site selection through servicing, approvals, design and delivery, including the recovery of a stalled large-scale project. Engagement with First Nations on capital projects.
-
AI and technical advisory
Connecting compute requirements with infrastructure decisions: what a workload needs in capacity, power, cooling, connectivity and timing, so that each site is judged against the workload it will carry.
Experience described here was gained outside InGated and is not presented as InGated client work.
How the two capabilities work together
Physical development asks whether a site can be delivered: land, power, approvals, cost and time. Technical advisory asks whether it is the right site for the workload: capacity, density, connectivity and latency.
A site can look strong on one side and fail on the other. We work both questions together from the first screen, so effort goes into sites that pass both.
How specialist input is coordinated
We define the questions, qualified specialists answer them, and we keep the assessment coherent.
- Scope. Each specialist's work is scoped against the open questions it needs to answer.
- Sequence. Decisive questions come first, so later studies are commissioned only if they are still needed.
- Integrate. Results are brought into one record, with each finding marked as confirmed, owner-reported or outstanding.

How we work
Clear about our role
We say at the outset whether we are conducting independent research or acting for a client.
A no-cost first conversation
The introductory conversation and a brief review of readily available information are at no cost.
Defined scope and fee
Detailed assessment, specialist coordination and utility enquiries begin only with a written scope, deliverable and fee.
Confidentiality first
Confidentiality terms are agreed before detailed disclosure. Identifiable asset information is never circulated without permission.
Not a brokerage
InGated does not buy, sell or list property. Our research database is an internal tool and is not published.
Evidence recorded
Every finding is marked as confirmed, owner-reported or outstanding.
Tell us what you are planning
